Warranty Deed - a deed that assures that the title to a
property is free of any legal claims or encumbrances; includes covenants of
seizing, express warranties of title, right to quiet enjoyment, and freedom from
encumbrances. Until the widespread use of title insurance, the warranties by the
grantor were very important to the grantee. When title insurance is purchased,
the warranties become less important.
