OWNER DESCRIPTION |
Rare 1938 Art Deco/Art Moderne home in the Avenues area of Salt Lake City.
This home was featured in the 1999 and 2005 annual Utah Heritage Foundation home tours. The Art Moderne style is very rare in Utah, and most of these homes are found in the mid and upper avenues of Salt Lake. This house happens to be part of a small cluster of homes that fit into this architectural genre. The house is on a very QUIET street corner in a great neighborhood. It has a pretty city view and an ample and private yard, made effectively more spacious by the wide city-owned lawn strips along the street. We added trees and fencing over the years, which provide shade and additional privacy while enhancing the beautiful setting and street ‘presence.’ The house has had numerous system and appliance upgrades, and the two-car garage with attached insulated workshop is a real
‘find’ in the avenues. It is also very close to the Ensign Elementary School, Lindsey Gardens Park, and the 11th Avenue Park.
Basic Data:
- Four bedrooms, two up and two down.
- Two full bathrooms, one up and one down.
- Nice city view from living room, family room, and porch.
- Two-car detached garage with insulated automatic door
- Insulated/heated workshop room attached to garage!
- Fenced, private yard with automatic sprinkling system.
- Bright rooms with large windows on both levels.
- Flooring: Hardwood, ceramic tile, carpet, & ‘real’ linoleum.
- Extra hobby kitchen downstairs; possible in-law setup.
- About 2200 sq. ft. finished space on two levels, NOT counting
garage or workshop (per tax records, buyer to verify).
Some Recent Upgrades:
- Most of the plumbing has been replaced with PEX tubing.
- Some wiring has been replaced and new circuits added.
- 200-amp service to house, including new breaker boxes.
- Garage wiring, including 220V and a new breaker box.
- High-efficiency Trane gas forced-air furnace.
- High-efficiency Trane electronic air cleaner.
- High-efficiency Trane central air conditioning system.
- Whirlpool front-loading washer and dryer.
- Roofing stripped and replaced with heat-seal PVC membrane.
- All roof and parapet wall flashing has been replaced.
- Exterior was recently repainted, using top-quality paints.
- Automatic sprinkling system controller and valves.
- Wolf commercial gas range and outside-vent hood.
- Stainless-steel Asko dishwasher and Amana refrigerator.
- High-end fixtures in kitchen and bathrooms.
- Kitchen has porcelain tile counter tops, stainless trim.
- Dovetail full-extension drawers with stainless bottoms.
Structure:
Structurally, the house is standard wood balloon-frame construction. The brick exterior, which is original, is a full-thickness veneer over the wood exterior walls. This modern construction method was unusual in 1938. The fact that the house is structurally a wood-frame building instead of brick may save you some money on earthquake insurance. It is also more efficient to heat than most brick structures of that era.
Lot Size:
The deeded lot size is 60 feet by 110 feet, or 0.1515 acre, more or less. However, if you include the wide, city-owned lawn strips, the ‘effective’ area is approximately 0.28 acre! Note that there are no city sidewalks, which makes the yard look even larger and also means less snow shoveling!
