    OWNER DESCRIPTION
Featured in the latest edition of Cottages and Bungalows Magazine!

Spacious and new custom built luxury coastal cottage in upscale cottage neighborhood. Built as a very high quality rendition of Craftsman Style homes of the 1930’s. Metal roofs, foam insulation, heavy beams and high grade windows add to this uniquely fun and bright design.

Property has 2/2 in main house with huge closets and fancy bathrooms. 12' ceilings with real bead board add a whole new relaxed feel. Also, has detached 1/1 guest cottage in the back with its own entrance-perfect for art studio, 3rd bdrm, home office, etc. One car garage with shaded parking, service alley, professional landscaping with auto-watering help make this property special.

Neighborhood has clubhouse and designer pool on the way. Sidewalks, street lights, park and pond give the place a very nice feel.

Located within bicycling distance to downtown historic Southport and minutes to the beach.

There is a block/stucco grilling center in the courtyard complete with electricity, permanent propane line. The designer drop-in grill sits atop granite. The stainless steel cooler drawer in one end is a great place for cookout drinks.

If you appreciate quality of design, construction and concept, this property will knock your socks off.

The residence is in the Cottages at Prices Creek which is a new 54 lot development located in the town of Southport. The development was designed by Architect/Builder/Designer Phil Arroyas who is quite talented and is commited to his concept of a heavily wooded, friendly and scenic landscape with modestly sized but very unique and high quality homes. My favorite feature of the neighborhood are the service alleys onto which the garages face and service trucks use. The main streets have sidewalks on both sides. He is designing a community pool which, if I know Phil, will be pretty sharp also. During the planning phase, Mr. Arroyas engaged a survey company to record the exact location of each tree over a couple inches in diameter. This record has been plotted onto the lot plan so that building can be designed to maximize tree preservation - a concept that unfortunately escapes many developers today.

We have very much enjoyed living there but our business growth required us to move. The location is within about a mile of the shops and restaurants of the main street in Southport as well as the public marina. The ferries to Bald Head Island and Fort Fisher are also a short bike ride away.

My favorite attribute of the residence is the outside grill center. It's built of block and stucco and has a granite top with a drop-in grill and cooler drawer. Propane is supplied from the house system and electricity is available. Located in the courtyard, this has been the spot of many fun gatherings over the past year.

My wife's favorite attribute of the residence are all the JennAir appliances. The washer and dryer, located in their own room in the kitchen, are very quiet as is the dishwasher. She enjoys cooking with gas over electric and the stove has been a joy. The appliances that operate on propane can be converted to natural gas and most have conversion kits already. I mention this because it is expected the community will have natural gas available within a year or two. The hot waterheater is one of those on-demand Renaii systems (probably spelled it wrong).

    Here is more description:

Sun hits bedrooms in the morning and kitchen and living room in the afternoon
    12' authentic bead board ceiling
Gas log fireplace heats the whole house and has remote control
Thick foam insulation - we found it to be extremely efficient
Walk-in closets with builtin adjustable shelf/rod system
Custom poplar woodwork and trim throughout
    Custom door knobs
    Designer low maintenance front door
    Transom windows
Transom windows over doorways and windows and hallway

    Ikea kitchen cabinets

Custom mahogany louvre doors for privacy for masterbedroom entrance to porch
Claw foot tub in master bath
Large glass and tile shower in master bath
Custom built vanities with marble tops

    Faux antique door hardware
    Lifetime metal roofs
    Maintenance free hardiplank siding
    Picket fenced yard
    Auto sprinkler system
    Semi-tropical low maintenance landscaping
Very stout construction throughout - I was told by a different builder after asking him to inspect the house for us during construction that the place was built like the proverbial brick @&$^# house and probably one of the best and strongest built houses in the county - and that was said by a competitor.

    Separate studio and garage:

Built at the back of the property on the alley is a building of the same construction quality containing a garage on one side and a studio on the other. The garage has electric garage door opener, giant freezer which is moveable and contains the sprinkler system control box. There is room for one car in the garage and there are spaces for three more tree shaded spots on that side of the alley. There will soon be parking available for two or three more across the alley.

The studio is bright and airy. It contains one full bathroom and one walkin closet with shelving system. The vaulted ceiling, skylight and windows overlooking the courtyard give the space a roomy bright feel. There is an effecient mini-heatpump system with remote control for very quiet climate control. I had been using it as a workshop but it will make a great theatre or art studio or apartment. The space has ceramic tile throughout.
